How to compare Canadian commercial properties in CAD and KRW
A cross-border property comparison is more useful when the property facts, CAD assumptions and KRW translation stay in one record.
Start with a defined decision currency
Record whether the comparison is CAD first, KRW first or requires both views. That choice gives the team a clear reference for price, equity, debt service and future cash flows.
Keep the FX input visible
Save the reference rate beside the price, rent, costs and financing inputs. The evaluation can then show CAD and KRW outputs from the same selected properties without separating the currency discussion from the underwriting.
Compare scenario outputs side by side
Use a baseline, downside and upside view to see how cash flow, CAD IRR, KRW IRR and year-one cash-on-cash move when the saved assumptions change. The useful question is not which number looks largest; it is which inputs explain the difference.
Carry the unresolved question forward
When a currency, financing or property input needs follow-up, record the question in the case alongside its source and the next responsible role. That creates a direct path from the comparison to the review conversation.
